The Maintenance Detail tab contains open Work Orders and Inspections in the Maintenance Work Flow for the Community, Management Company, or Maintenance Company selected in context. You can also select <All Authorized Comm/Co> to view Work Orders and Inspections for all of the Communities and Companies you are authorized to view in System Administration > Employees.

To find Work Orders and Inspections, click the Find Work icon. Selecting a Work Order or Inspection from the results of your search brings you to the Work Detail > General Information tab with the Work Order or Inspection in context.

Work Orders and Inspections can be created from Templates:

            Additional Check Templates are used to add Line Items to a Work Order for additional things to check. For example, for a Work Order to fix a sink in a bathroom, select an Additional Check template on the Work Order to include items such as a leaking toilet, cracked mirror, damaged flooring, and so on.

            Problem Templates are used to create a Quick Start Work Order to handle common problems for Locations and Location Items in your Communities, Buildings, Units, and Amenities. Using the Create New Work Order task, when you select the Quick Start parameter, you are presented with a list of all Problem Templates that relate to the Community, Building, Unit, or Amenity the Work Order is being created for.

            Work Order Templates are used to create Work Orders that are regularly scheduled. Work Order Templates can also be added to Event Templates so that Work Orders are created when a certain event occurs, such as a Move-In, Move-Out, or Annual Recertification.

            Inspection Templates are used to create Inspections that must be completed for specific reasons, such as third party regulatory inspections, health and safety issues, and so on. These inspections can occur either on a schedule or on an ad hoc basis. Inspection Templates can also be added to Event Templates so that Inspections are created when a certain event occurs, such as a Move-In, Move-Out, or Annual Recertification.

            Vendors are added or maintained at Vendor Detail.

            Community Maintenance Definitions are maintained on the Community Detail > Maintenance > Maintenance Definition tab.

            Building Maintenance Definitions are maintained on the Building Detail > Maintenance > Maintenance Definition tab.

            Unit Maintenance Definitions are maintained on the Unit Detail > Maintenance > Maintenance Definition tab.

            Locations, including the Location Item Definitions with the set of Location Item Tasks and Location Item Deficiencies, are maintained on the System Administration > Maintenance Setup tab.

            Materials and Materials that go with Tasks are maintained on the System Administration > Maintenance Setup tab.

            Skill selections are maintained on the System Administration > Maintenance Setup tab.

            Unit of Work selections are maintained on the System Administration > Maintenance Setup tab.
