Run Resident Screening for Selected Entry

You can use this task to process resident screening for households on the waitlist. During this task, you can enter your login credentials for ResidentCheck, CoreLogic, or Rent Grow, and then the system verifies the credentials before submitting an XML request to the screening service. The system creates waitlist transactions for households when their resident screening is submitted, when a decision has been made based on the screening results, and if the transmission fails.

Note

This task is only available if you have created an export for ResidentCheck, CoreLogic or Rent Grow on the System Administration > Export Setup tab. If you do not use ResidentCheck, CoreLogic, or Rent Grow for your resident screening, you can still use the Manage Resident Screening Results task to enter your resident screening results from other resident screening services.

 

To run resident screening for the selected entry, follow these steps:

1.         Go to Occupancy and Compliance > Manage Vacancies > Tasks > Run Resident Screening for Selected Entry.

or

Go to Household Detail > Waitlist > Tasks > Run Resident Screening for Selected Waitlist Entry.

2.         If you accessed the task from the Manage Vacancies tab, select the household on the waitlist, and then begin the task. If you accessed the task from the Waitlist tab, select the waitlist entry, and then begin the task.

3.         In the Report Name field, select the report package.

Note

The report name is the report package that is associated with ResidentCheck, CoreLogic, or Rent Grow. Report packages contain the reports that can be run for the household you are screening. Report packages can include credit and criminal background checks, and can be added to Property Manager at System Administration > Maintain Lookup Tables - Resident Screening Reports.

The list of available reports is filtered by each community's account number for ResidentCheck, CoreLogic, or Rent Grow. Users at each community can only access the reports that are associated with their community's account.

 

4.         In the Expected Unit Information area, complete the following fields:

        Monthly Rent—Enter the expected monthly rent. This is the portion of the rent the household is expected to pay, excluding subsidies.

        Subsidy—Select the subsidy parameter and enter the amount of assistance the household may receive.

        Lease Months—Enter the number of months in the expected lease term.

        Security Deposit—Enter the amount of the expected security deposit.

5.         In the Applicants to Include area, select the household members you want to screen, and then complete the following fields for each household member:

        Monthly Gross Income—Enter the household member's current monthly gross income.

        Current Rent—Enter the rent amount the household member is paying at their current apartment.

        Current Obtained—Select the check box if you have received consent to run resident screening for the selected household member.

        Current Address—To use the current address that was entered during the application process for the household, select the Use Household Address check box. To use a different address, clear the check box, and then enter the address.

6.         When you have completed these fields, click Next.

7.         Enter the login credentials for your resident screening service, and then click OK. After your credentials are verified, an XML request is submitted to the screening service.

8.         After the resident screening information has successfully been submitted to the service, you are presented with the screening results. To view or print a report, click the link for the report.

9.         After you have reviewed the screening results and have printed the necessary reports, click Next.

10.    In the Record the Results area, complete the following fields for the screening results:

        Decision—Select one of the following options for the decision:

        Pending—Select if the decision cannot be made yet.

        Approved—Select if the household has been approved.

        Rejected—Select if the household has been rejected.

11.    Enter a brief note about the decision.

12.    If a previous resident screening has been processed for the household, the complete screening history from all submissions is displayed. You can filter the list of screening history results to display requests for the selected waitlist entry, or for all screening requests for the household.

13.    After you have recorded the results, click Finished.

If you want to apply the results of this screening request to another waitlist the household is on, click Next, and then follow these steps:

a.       Select each waitlist entry to which you want to apply these screening results. To view additional information about each screening request, click View.

b.       Click Finished.
