This task is used to schedule a household to vacate a unit. This will create a turnover record for the unit, which will allow you to begin managing the turnover and pre-lease the unit. The turnover record is what causes the unit to be listed on both the turnover and manage vacancies screens. If the household is also renting an Amenity, this task will schedule the returning of that Amenity. When you schedule a Move-Out, the information on the General Tab of the Household Detail view will be changed. Most information will be removed and a note will be generated in the Notes/Activities section indicating that there is a pending move out.
You will not be able to schedule a Move-Out for the household if either of the following conditions exist:
If there is a Unit Transfer scheduled the Move-Out Household task will not be available.
If there is a pending earlier swap counted group (swap hasn't been confirmed/signed), then you will not be able to schedule the Move-Out.
If there is a future swap for the household you will need to contact Bostonpost Client Support at myMRI or contact a Client Support Analyst directly at (877) 579-8896 to undo the swap before you can schedule the Move-Out.

Enter the Move-Out Notification Date. This is either the date the tenant gave you notice to vacate, or the date you gave them notice to vacate. This field is not required and is intended only for informational purposes.
Enter the Outdate. This is the date the tenant will be active through and the end date for receivables. This field is mandatory.
Enter the Actual Outdate if available. This is the date the tenant is physically leaving the unit and will not affect the receivables. This is an optional date and is not usually used. An example of this date would be a tenant who pays through the end of the month but leaves earlier—you intend to have them active for the month and charge them but want maintenance to know they can begin the turnover sooner.
Select the Move-Out Reason. There are a number of reasons available.
Tenant initiated: This is used when the tenant gives notice to vacate.
Owner initiated for non payment of rent: This is used when you are evicting a tenant for non payment.
Owner initiated for other than non payment of rent: This is used when you are evicting someone for a rules violation or if you simply choose not to renew a conventional lease.
Death of sole family member: This is used when the only family member passes away. You will be prompted for the date of death when using this reason. This date is used to enforce agency rules regarding the move out date.
When the sole member of a household dies who had been counted in a HUD funding program, the subsidy can only be collected through the date of death or 14 days past the date of death if the move out date is after the date of death.
In case where the sole member dies and the member’s next of kin, does not vacate the unit within the 14 days from the date of death HUD expects the following to occur:
The billing of subsidy to continue until the Move out MAT40 is transmitted (move out confirmed and transmitted on the HAP Request). When the Move out is transmitted, the voucher will not only include the normal move out adjustment, it will also adjust back to 14 days after the date of death, if that date is < move out date.
The Owner/agent to charge the Estate full contract rent if the unit has not been vacated after the 14th day past the day of the sole member’s death.
Certifying a move-out more than 14 days after the sole member’s date of death will create a termination certification effective on the 15th day. This termination certification is dependent on the move-out certification, and will not be transmitted to HUD. The certification type on the HAP detail form will display as MO-D when the move-out occurs more than 14 days past the date of death.
The move out date can not be less than the date of death of the household.
Unit transfer between to contracts or projects: This is used when you are moving a tenant out of a unit only to move them back into another unit that is on another contract or project.
RAD to Housing Choice Voucher - Choice Mobility Option Exercised: This is used when a PHA project converts to multifamily as a RAD contract, and a household asks for a voucher to move elsewhere.
Select the Move-Out Sub Reason, which are based on which move out reason was selected.
You can add any number of ”Move-Out Sub Reasons” from System Administration > Maintain Lookup Tables - Move-Out Sub Reason to each of the "Move-Out Reasons”.
Select the EIV check box if the Enterprise Income Verification system was used to find fraud or unreported income that resulted in the certification or correction to the certification.
Add Turnover Note if necessary to help communicate any special needs for the unit.
Click Next.
Select any documents that you need by placing a check in the box next to the document name. Specify the number of copies you would like.
You can also use the Select All and Deselect All links to help in making your selections.
Documents included in the "Move-out Household: Schedule Move-out" Document Group (System Administration > Maintain Documents - Maintain Document Groups) will be included in the list of available documents.
Click Finished to generate your documents.
