What do the codes on the Certify Gross Rent Changes task mean?

Tenant Rent Change:

Swp

A future Swap exists so the rent change will be processed, but the future Swap /Enroll will need to be rebuilt separately if applicable.

GRc

A GP or GR cert already exists for this effective date and will be corrected if applicable.

Alt

A market renter included to update the rent for BMIR or 236

N/A

unit is currently vacant or Non-Revenue;  (Vacant or Rent change will apply after scheduled move-in)

N/V

Unconfirmed cert exists, if cert is unconfirmed (occupancy change, or HUD cert) a tenant rent change will be prevented

Yes

Assumes Rent Change Rules are Agency Controls Rent change or Change on Selected Date

How do I know if I’m going to get a GR or a GP on my Rent Plan effective date?

GR If:

Otherwise a GP will be generated.

When would I get an additional GR after the GP was created on the plan date?

If rent changes rules are not Agency Controls Change and the date was left at a date other than the plan.

What determines the default effective date?

When tenant code is No, N/A, Swp, GRc or Agency Controls Rent Change, then Rent Plan effective date will be the default Effective Date.

Otherwise the Effective Date will default to first of next month that is greater than notice period (which defaults to 30).

When is the check box to Include defaulted on or off?

Defaults to OFF for:
